​In addition to routine Neighborhood Shopping Center Plaza, apartment & multifamily, multi-tenant commercial transactions some of our lenders are forgiving on borrowers credit issues that traditional bank lenders decline.  

We have great alternative lending option in lieu of private or hard money if you have sponsorship with past credit related problems including mortgage late payments, short sale(s), foreclosure(s), tax lien(s), and even dismissed / discharged bankruptcy.  The requested leverage must be reasonable and take into account the extent of the credit issue.  The subject property should have a strong operating history.  Rates will generally range from 6.75% to 8.75% depending on the property type, the borrower story, the fixed rate term desired.  Full recourse is generally required.

Financing programs such as:

Shopping Center & Strip Mall up to 80%.

Apartment & Multifamily, Student Housing & Mixed Use up to 80%.

Mobile Home Parks, Airbnb & SRO up to 65%.

2-4 unit investment properties up to 80%.

Multi-Tenant Commercial Transactions which includes Retail, Office, Light Industrial & Self-Storage up to 65%-80%.
Hotels up to 55% (flagged and boutique in exceptional locations*).

Most shopping center, apartment & multifamily and mixed use loans are fully amortized for 30 years.  Mobile home parks, Airbnb & SRO loans are generally fully amortized for 25 years.  Commercial and hotel loans will have a 25 year amortization with a 10 year balloon.  Full recourse is generally required but non-recourse considered at 50% LTV and less.
